2025: Multifamily Investing Decoded Recap

On January 30th, we hosted Multifamily Investing Decoded at Cross Street HQ in Chicago. We brought together industry experts for an evening featuring a panel discussion, networking, and a Q&A session. The event explored the latest trends and challenges in Chicago’s multifamily investment landscape, offering valuable perspectives for both seasoned and aspiring investors. 

Panelists included Senior Broker and Sales Leader Charlie Cohen and Broker Noah Rauschenberger.

We loved connecting with like-minded investors in the world of multifamily. We hope you found the discussions valuable and left with fresh insights. Here’s a recap of the evening:

The State of The Market

+   Local rent growth in Chicago is still exceeding the national average, and we predict a 5% increase year over year. 

+   Inventory is at an all time low.

+   75% of American borrowers have a mixed rate mortgage with under a 5% rate, and 55% have a rate under 4%. In 2025, rates in Chicago are at a 20 year high. 

+   In 2025, Chicago is projected to deliver fewer new units compared to smaller markets, such as Columbus, Ohio. Zoning, taxes and an unfriendly business climate have made it hard to build in Chicago 

+   The number of 2-4 unit buildings in Chicago is dropping. In 2013, small multifamily previously made up 39% of all available units in the city. By 2019, this number dropped to 26%.

+   In high cost neighborhoods, these buildings are being deconverted into single family homes. In lower cost neighborhoods, these buildings are being demolished, leading to vacant lots and low density.

Investing in a Difficult Market

+   It’s tough out there right now. Low inventory and high prices are making it difficult to invest in multifamily, but it can be done.

+   Investing in multifamily is a three pronged investment. Consider:
          +   Cash flow
          +   Tax advantages
          +   Appreciation

+   Consider your priorities – how much work does the property need? Where is the property located? Is the neighborhood due for a high period of growth in the coming years?

+   What’s your long term plan? Are you holding the investment forever, swapping it forever, or living in it? For how long?

+   Work with a team that has the experience and the know-how to make smart investments.
